The Housing sector faces more complex and competing priorities than ever before; with some of the oldest housing in Europe, around 20% of dwellings in the UK were built prior to 1920 along with Post war non- traditional construction methods adopted in social housing.

Navigating the different grant schemes available can be somewhat complex; Schemes like SHDF (social housing decarbonisation fund), ECO (energy companies’ obligation) and GBIS (Great British insulation scheme) are all great schemes and can each provide their own benefits in delivering decarbonisation and energy efficiency.

In order to realise efficiencies, It is important to consider how the utilisation of these funding streams can be maximised, and used in conjunction, enable the delivery of a greater number of energy efficiency improvements, to more properties subsequently improving the lifestyle, health and cost of living for more residents.

A common challenge to most housing providers is the quality of their data, and whether it is a true reflection of the energy performance of their housing stock.

Case studies carried out by Broad Oak Group for housing associations have revealed that SAP band ratings on stock data can differ considerably to the EPC register. Studies reveal that on HA housing stock data held, up to 16% of band C’s were actually D’s on the EPC register and up to 25% of band C’s had no EPC at all.
